Our Design Process. Explained.

We offer a flexible, customisable service ranging from a straightforward 2D survey through to full Planning Application and Building Regulation submissions, plus additional support, as required.

Below is our 5 stage process designed with homeowners and developers in mind. When you’re ready, visit our quote page to obtain a tailored price for your project.

  • Our feasibility design service helps get your project started on the right foot. We listen to your needs and objectives and work with you to hand sketch two options for plans and elevations, as required.

    Once you are happy with the direction, we summarise the selected option in a Summary Document which includes details of any statutory approvals or other Consultants that may be needed.

    This stage includes one initial site visit and one further site meeting.

  • During Schematic Design we will develop sketches into CAD drawings, with two touchpoints for Client review and comment.

    The resultant drawings will include two general arrangement sections, elevations and floor plans of the floor(s) being designed.

    An additional 2D dimensional survey will be required to complete this stage through Wickens Architecture or a 3rd party.

  • Schematic Drawings are converted to Planning Drawings, including demolition drawings if required. The plans will be submitted on behalf of the Client to the planning portal, where the Client will be sent a link for payment to validate the application.

    Please note that the fee does not guarantee planning approval and the discharge of conditions requiring Architect’s input will be charged at a standard hourly rate.

  • Following Planning Approval, if required, and on instruction of the Client, we will progress the drawings for a Building Regulation plan submittal working with the Local Authority or an independent Inspector, as needed.

    Client input will be sought on the specification of key elements such as doors, windows, rooflights etc. and we will work with the Client to ensure that the quality of the drawings meets the needs established at Stage 1.

  • During construction by your selected Contractor, we visit site at regular intervals agreed in advance. This will vary depending on project size and / or complexity to ensure the construction is in line with the drawings produced.

    We will support you with any architectural queries that may arise on site by the Contractor to minimise the risk of delay and associated costs.

Any extra work beyond the listed deliverables, not covered by an agreed extra service, will be billed at the standard hourly rate. The Client’s approval will always be sought before commencement of additional work.
